Emerging Trends in Real Estate® is a trends and forecast publication with a 30-year history, and is the most highly-regarded and widely-read forecast report in the real estate industry. Emerging Trends in Real Estate® 2010, undertaken jointly by ULI and PricewaterhouseCoopers, provides an outlook on U.S. investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas, and other real estate issues. The report draws on formal and informal surveys of real estate executives, investors, developers, and market experts around the U.S., including survey responses from over 400 real estate executives and personal interviews with over 150 industry leaders. Scheduled Speakers:
Dean Schwanke - Senior Vice President, Publications at the Urban Land Institute, Washington D.C. - Dean directs the development of new books and research reports and oversees the work of research directors and other staff who manage book development projects, research programs, and information service programs. In this capacity, he oversees development of the Emerging Trends in Real Estate reports for the Americas, Europe and the Asia Pacific.

Over the past twenty-five years, he has authored or co-authored numerous books and reports for ULI on a variety of real estate and development topics, including the annual ULI Real Estate Forecast from 1996 to 2003, the Mixed-Use Development Handbook in 2003, and the Resort Development Handbook in 1997.

In addition to research and publication projects, he has developed numerous conference programs for ULI, including investment conferences in London and Tokyo and the annual ULI conference on Place Making.

He holds a BA degree from the University of Wisconsin - Madison and a master of planning degree from the University of Virginia.

Boise Speakers:  

Don Dietrich - Director, Idaho Department of Commerce, Boise, ID - Dietrich, who has been administrator of the Department of Commerce's Economic Development Division, has a bachelor's degree in agriculture and a master's degree in business administration. He previously was director of international business development for Aspen Technology in Boston, assistant vice president and general manager of U.S. petroleum trading and distribution for Cargill Inc., and Cargill's export manager for U.S. wheat and soybeans. He has worked for the State of Idaho since 2003, focusing on employment services, international trade and economic development. 

Robert Phillips - President, Hawkins Companies - Robert has also served as President of Hawkins-Smith, a related company, and as in-house counsel where his legal work focused on real estate, corporate, and business law areas. As a part of his work, Robert has negotiated or closed deals with lenders, tenants, attorneys, purchasers, and sellers from New York City to San Francisco.

Prior to working for Hawkins Companies, Robert worked for the law firm of Givens Pursley & Huntley in Boise, Idaho. He is also a CPA and spent two years working in public accounting for Price Waterhouse in Virginia. His public accounting work consisted of auditing and financial consulting for small to medium size companies. Robert graduated with high honors from J. Reuben Clark Law School at Brigham Young University. He also graduated Valedictorian from the Utah State University College of Business where he studied accounting and business. Robert has taught courses in financial and managerial accounting and business law at Boise State University. He has also taught professional seminars for lawyers, accountants, paralegals, and the real estate community. Robert is involved in several professional organizations. He has served as chairman of the real property section of the Idaho State Bar. He is a member of the American Bar Association's real property section. He is a member of the International Council of Shopping Centers.

Jerry Dunn - CEO, A10 Capital - Jerry is one of eight founding principals of A10 Capital and responsible for leading and running all aspects of the business. He has 17 years and over $2 billion of commercial finance, banking, and securitization experience. Jerry was previously the youngest Executive Vice President and member of the Senior Management Committee at Bank of the West. Bank of the West is one of the 25 largest banks in the country based in San Francisco, and a wholly owned subsidiary of BNP Paribas, one of the largest banks in the world.

Jerry has had extensive experience in successful commercial lending businesses. Prior to joining the bank, Jerry co-founded and was CEO of Aviation Finance Group ("AFG"), a full-service commercial lending business that specialized in financing corporate jet and turboprop aircraft on a nationwide basis. AFG was acquired by PNC Bank in 2004. Prior to AFG, Jerry was also involved in the startup of Commercial Lending Corporation, a full-service commercial lending business that was sold to AMRESCO Commercial Finance, Inc. in 1997. 

Jerry attended Colorado State University on a full athletic scholarship and graduated Summa Cum Laude with a degree in Business Administration with concentrations in finance and accounting. Jerry is a Certified Public Accountant and an Operating Partner of Stripes Group, a Wall Street private equity firm.


James Hunter - President and Owner, Boise Hunter Homes - Jim Hunter began homebuilding operations in Idaho in 2007, serving the move-up market in Meridian, Eagle and Hidden Springs areas by providing custom-quality homes ranging from the $200,000 to the $400,000 range. By year's end 2009, the company expects to have sold and closed over 75 homes since it began operations.

In the spring of 2007, James H. Hunter co-founded (along with the Principals of RA Capital Group) HRA Real Estate Development Partners 1, L.P., which pursues opportunistic real estate investment in the Western United States. This L.P. has a target fund size of $150 million to $250 million. To date, as President and Principal, Mr. Hunter has identified, closed on and participated in projects exceeding $33.7 million in purchase price. 

Prior to Mr. Hunter's current involvement in Boise Hunter Homes and HRA, he held the position of Executive Vice President of Planning and Acquisition and a member of the Investment Committee for the Corky McMillin Companies, a large, private West Coast homebuilding and land development company. Mr. Hunter has over 17 years of experience as a residential real estate professional.

Since joining the Corky McMillin Companies in 1990, Mr. Hunter was a major contributor to its success by helping direct the company's growth - selling over 20 times as many homes annually at the time he left the company as it did when he became involved in acquisitions. Mr. Hunter led land acquisition and development and regional homebuilder investments for McMillin since 1996. He personally oversaw more than 35 projects generating a net IRR of over 40% to the joint-venture partners on approximately $400 million in equity capital invested during the last 10 yeares (the period during which he was Executive Vice President of Planning and Acquisitions). Mr. Hunter left the Corky McMillin Companies in April of 2007 and moved to the Boise, Idaho area.

Prior to joining McMillin, Mr. Hunter was an executive with Exxon Co. USA (domestic subsidiary of Exxon Mobil Corp.), involved in oil and gas exploration and production, and involved in several large acquisitions. Mr. Hunter is a graduate of the University of Texas at Austin with a degree in Civil Engineering.
